Sewer Camera Inspections

Sewer camera inspections have become extremely popular. Property owners and tenants appreciate the new technology which allows a visual inspection of sewer lines and other piping and no guess work.  With the use of a high-resolution water proof camera the inside condition of pipes are seen. Here at LA Mold Removal one of our professionally trained technicians goes out to the property with a high-resolution water proof camera that allows us to take photos or make a video that will quickly and effectively reveal if any of the following conditions are present:

  • Roots obstructing
  • Build up (grease, oil, etc.)
  • Damaged lines
  • Deteriorated pipes
  • Corroded pipes
  • Improper plumbing instillation
  • Broken joints
  • Shifted connection
  • Items flushed down the toilet or dropped in the sink
  • Pets and other animals present

Last Friday we received an emergency call from the Young family in Los Angeles, water began backing up into their bathtub when they would flush the toilet. They were referred to us by a realtor who had used us for sewer camera inspections previously and was certain we would fix the Young’s plumbing issue. With the use of our top of the line sewer camera we determined there was a clog in the plumbing system. The clog wasn’t from the tub itself but the bathtub and all the fixtures in the bathroom were connected to the same secondary plumbing drain. You may be asking yourself why would this cause the bathtub to back up? Well the base of the bathtub is lower than the toilet which gives water flow less resistance, given that liquids goes where there is less resistance when a drain starts to clog the water will back up into a bathtub first. With the use of the sewer camera we determined exactly where the clog was and using a rooter it was unclog. We did a thorough inspection of all the plumbing in the Young’s home to ensure there was no other clogs or issues present and present them with the footage.

French Drain in Ranch Cucamonga

Thousands of property owners and occupants experience water intrusion each year. The common sources for water intrusion included leaking windows, doors, roof, foundation, exterior walls, plumbing, ventilation, heating and air conditioning (HVAC) systems. We were recently contacted by Becky, a home owner in the Ranch Cucamonga area, that experienced water intrusion. Her property was damaged and she was seeking our water remediation services. At first Becky was bewildered as to how the water got in, her roof wasn’t leaking, the wall the water was intruding in by had no plumbing, windows, or doors, and the wall had been water proofed. As soon as we stepped foot on the property and looked at the wall we noticed it was a retaining wall on a hillside. Given that water always flows downhill and the heavier than usual rains we experienced lead the water to pool in a particularly low spot of the property. Instantly a switch clicked and we recommended a French Drain. Becky asked what many of you are thinking, what is a French Drain and how does it work. The basic concept behind a French Drain is a slightly sloped trench filled with round gravel and a pipe that diverts water away from your house. For this specific project, we dug a trench and create a slope by digging progressively deeper because there was no natural downward slope for the water the exit by. This remediated the home owners water intrusion issue right away, shortly after we completed the project her neighbor’s pool had overflowed and the water went towards Becky’s property. With the French Drain in place her home wasn’t affect. If you are wondering if a French Drain can solve the water intrusion you may be experiencing keep in mind the French Drain has many applications it is used in both residential properties and commercial properties with drainage issues. Call us today for a water damage evaluation.

Let’s Clean Those Ducts

Have you considered getting your air ducts cleaned but not sure if you need it? Air duct cleaning has many benefits and many health professional recommend it. HVAC systems pull in air and re-circulate air on average 5-7 times a day. What’s in that air? Dust, debris, pet dander, allergens, grime, mildew, mold spores, and pollutants that enter your home from outdoors and indoor activities such as cooking, cleaning, smoking, remolding, etc. Some of these particles stay in the air ducts while other particles are recirculated and end up on your furniture, flooring, and other surfaces throughout. Air duct cleaning can reduce and eliminate those particles promoting better interior air quality. Some studies show that individuals who suffer from respiratory problems such as asthma, allergies, etc. experience easier breathing after air duct cleaning is performed. Also, unpleasant smells and odors that are trapped in the air ducts are eliminated, producing fresher air. Other studies show improvement to the efficiency of HVAC systems.  Studies show 25 to 40 percent of the energy used to cool or heat a home is wasted. Pollutants and contaminants in heating and cooling systems cause it to work harder. Even with routinely changing the system’s filters the actual ducts still get dirty. A thorough cleaning of the ducts can result in improved efficiency of the HVAC system in your home and lead to a longer operating life and improved cost-effectiveness. This past week we received a call from Manny, a home owner in the North Hollywood area, seeking air duct cleaning. During our initial phone consultation, he mentioned a strong unpleasant odor coming from the vents was the reason for the call. We told Manny not to worry we scheduled an appointment for the next morning. As soon as we walked in we could smell a strong stench and we had our suspicion of what the issue was. Upon further investigation, our suspensions were confirmed a rodent had made its way to ducts through the attic of the home by eating a hole in the flexible line that supplies air to the home. The rodent had fallen into a vertical section of the ductwork and was unable to climb out causing it to die and leave a lingering stench. We went ahead and removed the rodent from the ductwork and fixed the entry point before we began cleaning the ducts. Once all the work was completed and the ducts were cleaned the air smelled fresher. Manny was relieved his home smelled good again and he was surprised by how fast the process was. If you are in the Los Angeles area and are seeking air duct cleaning call us, LA Mold Removal.

How Mold Testing Work

Are you considering a mold inspection or mold testing but don’t know if you need one or how it all works? Don’t worry you’re not alone. Often times when we are called to a property for a mold inspection or testing the home owner or property manager suspects they have mold and call us, LA Mold Removal, to have one of our experts confirm or deny their suspicions.  Once at the property we ask our client what suspension lead them to call us and we determine which of the following testing methods suits their needs:

Air test- are conducted using special equipment to measure the concentration of mold spores in an air space. This test can detect mold even if it is not visible. We take air samples of exterior and interior of the property. Why? Because mold spores in the air are a natural occurrence and we want to determine what the standard level of mold spores outside the property are. We compare the exterior mold spores to the interior mold spores and if the interior sample comes back higher we have a positive mold test.

Surface test are conducted with the use of swabs, tape lifting, and other methods potential mold surfaces are tested to find the amount of mold growth and spores deposited. These tests are effective but unlike air test the concentration of mold spores in an air space cannot be measured we can only determine if there is mold present or not.

During our mold inspections, we determine whether one or both of our testing measures is needed. If you have questions or believe you need mold testing done don’t hesitate to call us. We’ve are mold certified experts, with over 35+ years in the business servicing residential and commercial areas all over LA and Orange County.

Mold Removal

We at LA Mold Removal know that every removal project is different and we utilize our expertise to cater to our customer’s needs whether its residential or commercial.

We begin with an assessment…

Our certified mold removal specialist go out to the property to assess the size of the mold and/or moisture problem and the extent of the damage. Then we come up with a strategy which varies greatly depending on the size, complexity of the job, and client needs. Our highest priority is to protect the health and safety of the building occupants and crew members.

We close off the contaminated area…

Affected areas are closed off to avoid contaminating the rest of the property with mold spores. Unlike other companies we do our best to come up with a plan that allows the occupants to remain in the property with the remediation takes place all while ensuring their safety.

We begin the filtration process…

The first step we take is placing HEPA Air Purifiers to clean the air of mold spores throughout the property not only in the containment area.

We remove contaminated materials…

In certain cases, the most effective way to ensure mold doesn’t return is to remove affected materials. This may include drywall, flooring, or ceiling materials, etc.

We dry out and treat the affect areas…

The dry out process is imperative in all cases, keep in mind mold is caused by excessive moisture and is how the issue started. As a result, our mold removal specialist use dehumidifiers, pressurized wall dryers, and other equipment needed to dry out the affected surfaces. We treat all visible accessible wood members and wall air voids with an anti-microbial solution to remove mold and fungus contamination.

We repair…

When the dry out process is completed the reconstruction process begins. We replace all mold-contaminated materials that were removed with clean, mold-free materials.

We test…

After all work is completed, we provide post-remediation swab testing and/or air testing to ensure the mold removal and cleanup was successful. We provide a final Clearance lab report to homeowner or property manager as part of our package.

Emergency Water Damage Repair and Cleanup Services

Wu’s Warehouse Leak

Two days ago, we received a call from Wu, a business owner in Long Beach, who walked into his warehouse only to discovery flooding. He called us in a panic seeking our emergency water damage repair and cleanup services. Within in an hour we were at the property and our first step was to assess the property and determine where this water was coming from and stopping it in order to avoid further damage. We discovered the water was coming from a burst pipe in a wall and we immediately shut off the water. Our plan for this water damage repair and cleanup service was to divide our team into three and target all areas at once so Wu would be able to resume with his business. As we removed Wu’s inventory and other items to prevent further damage and begin drying them out part of the team worked on drying out the warehouse. In the warehouse, we began the dry out process with the use of dehumidifiers, a HEPA 500 HEPA Air Purifiers, and both standard Typhoon 3-speed air movers and Viking PDS-21 pressurized wall drying systems to remove all present moisture. While all this was happening, our licensed plumber removed and replaced the burst pipe and checked for any other leaks. Once we ensured the warehouse was dry we treated it with Concrobium Broad Spectrum anti-microbial solution to remove mold and fungus contamination. Why? To be on the safe side, mold needs moisture to grow and given the extent of the flooding it was best to go the extra mile and ensure no mold was present. Lastly, we placed all Wu’s dry inventory and other items back in the warehouse. Two days later he is back in business and his warehouse as if the pipe had never burst.

LA Mold Removal Mold Testing

Think you have mold?

Are seeing visual signs of mold such as black, brown, tan, green, red, orange, yellow, or even blue spots in your home near an area exposed to moisture?

Do you smell a musty mildew smell?

Has your property recently experienced water intrusion or damage?

Are you or anyone in the property experiencing symptoms associated with mold exposure?

If the answer to any of these questions is yes then you maybe in need of a mold test.

Types of Mold Tests

There are three kinds of mold tests:

  • Air Test- with the use of special equipment the concentration of mold spores in an air space are measured. This test can detect mold even if it is not visible.
  • Surface Test- with the use of swabs, tape lifting, and other methods potential mold surfaces are tested to find the amount of mold growth and spores deposited. Surface tests are effective but unlike air test the concentration of mold spores in an air space can not be measured.
  • Bulk Testing- involves collecting piece(s) of material and examining them under a microscope for mold spores. Bulk tests can determine if a mold problem is present and give an idea of the concentration of mold particles.

Surface Test

How Testing is Conducted

There are two options for mold testing:

At home mold test kit- You can purchase mold test kits at your local hardware stores or online. You collect the collect mold samples yourself and then send them to a laboratory to be examined. Typically within a few days results are in. This is a less expensive option.

Professional mold testing- a trained professional conducting testing using one of the methods listed above. Professional testing tends to be more accurate than the at home mold kits.

Where and How Much to Test

Samples are collected from the air, wall cavities, or other suspected mold infested surfaces. Each job presents its own set of variables that will influence the number of samples taken.

Is Testing Necessary?

In some cases mold testing isn’t necessary, if there is visible signs of mold there is no need to test it. The truth is that it doesn’t matter what kind of mold it is what is important is removing it. In cases where mold isn’t visible but there has been water intrusion, a mildew smell is present, or mold exposure related symptoms are experienced a mold test can confirm whether or not mold is present.

Mold 101

What is it?

The word mold causes different reactions when spoken about. Some people think of the mildew around their tube, or the green stuff growing on the bread they haven’t thrown out, others are frighten given all the health horror stories out there, and others are in different due to lack of knowledge or exposure. Mold is a type of fungus that occurs natural in nature, it acts as a decomposer of decaying organic materials such as leaves. It also acts as a decomposer and a health hazard in ones’ home.

Why does it grow inside a home?

Mold spores are present in the air and seek moisture in order to grow, many house hold activities such as bathing, cooking, doing laundry etc. produce moisture. Also, other events such as a pipe burst or flooding causes moisture in one’s home with can cause mold to grow. The more moisture present in your home the more likely you are to encounter mold.

Its effects…

The effects of mold can be extensive not only to one’s property but to one’s health as well. It can grow on almost any material and begin to decompose it slowly, it can cause major damage to a home’s structure if untreated. Mold also affects people’s health. Studies show a correlation between mold exposure and respiratory issues. Individuals with asthma, young children, and elderly folks are prone to mold related respiratory health issues.

How to prevent it…

The key to preventing mold growth is keeping a dry home. The use of exhaust fans in kitchens, bathrooms, and laundry areas help reduce moisture levels in these spaces. If you experience a leak from a roof, windows, basement walls, and/or plumbing pipes stop the water intrusion as quickly as possible and dry wet materials to avoid mold growth.
